In a move to promote investments in Ghaziabad, the vice-chairman of the Ghaziabad Development Authority (GDA), Mr. Rakesh Kumar Singh, and his team organized an informative session on Saturday for builders, farmers, entrepreneurs, and other investors. They elucidated the advantages of investing in the Transit-Oriented Development (TOD) zones around the Rapid X stations and the Special Development Area.

Development Around the Stations Mr. Singh shared that there are eight Rapid X stations falling within the district’s boundaries, namely Sahibabad, Ghaziabad, Duhai, Duhai Depot, Muradnagar, Modinagar South, and Modinagar North. Around each of these stations, a 1.5-kilometer radius will be designated as the TOD zone. This zone would accommodate mixed land-use. Moreover, 1,059 hectares near the Guldhar and Duhai stations are earmarked as the Special Development Area (SDA). Out of this, 510 hectares are near Guldhar station, and 549 hectares are adjacent to Duhai. Again, mixed land-use will be permitted in this SDA.

Increased Floor Area Ratio (FAR) and Diverse Usages The FAR in these zones will be more generous than other places, allowing more construction. Whether it’s commercial, residential, industrial, or other purposes, all these uses will be permissible in both the TOD zones and the Special Development Area.

Townships on Mixed Land-Use During the meeting, the officers of CREDAI, leading builders, prominent farmers, and entrepreneurs were provided detailed insights. It was conveyed that a well-planned township can be developed on land spanning at least 10 hectares using the mixed land-use benefits. Preliminary discussions with significant investors are already underway.

To encourage and facilitate these townships, the authority will prioritize giving approvals to the investors. For investment in these zones, a minimum of one hectare of land is mandatory, and there should be an existing 12-meter road for accessibility.

Officials Present at the Meeting The meeting was graced by various officials, including GDA Secretary Mr. Rajesh Kumar Singh, Deputy Secretary Mr. CP Tripathi, Urban Planner Mr. Rajeev Ratan Shah, Urban Planner Mr. Arvind Kumar, among others.
